Where are Main Street Apartments and Mid-Town Apartments located?

Both communities are centrally located in Warrensburg, MO, just minutes from the University of Central Missouri campus, downtown shops and restaurants, grocery stores, and major employers. Main Street Apartments is located at 412 S Main St, Warrensburg, MO 64093, and Mid-Town Apartments is located at 109-111 Commercial Street, Warrensburg, Missouri 64093.

Their central location means residents can easily walk, bike, or drive to class, work, and daily essentials. Both properties also offer quick access to US-50 and Highway 13 for commuters traveling to Kansas City, Sedalia, or surrounding communities.

What floor plans and unit sizes are available?

We offer a mix of studios, one-bedroom, and three-bedroom floor plans across both communities, with layouts and square footage that vary by building. Some units feature open-concept living areas, while others provide more traditional, separated layouts.

Availability changes frequently, especially heading into the fall semester. The best way to see current openings, pricing, and photos is to visit our website or contact the leasing office directly — we can usually tell you what’s available within minutes.

What lease terms do you offer?

Our standard lease term is 12 months, which keeps your monthly rent at its lowest rate. We can also accommodate select shorter-term options when availability allows, although shorter terms may carry a small premium per month. Move-in dates are flexible.

What utilities and services are included in rent?

Included utilities vary depending on the floor plan you choose. Please contact our leasing office for specific utility details and availability.

How do I apply, and what does the screening process look like?

You can apply online through our website or in person at the leasing office. Every applicant age 18 or older completes a separate application, even if you’re applying together as roommates or a couple.

Our screening covers credit history, background, prior rental history, and income verification. As a general guideline, applicants should have a gross monthly income of roughly 3x the monthly rent. Most applicants hear back within 1–2 business days.

What are the move-in costs?

Plan for three things before move-in day: a non-refundable application fee, a security deposit (typically equal to one month’s rent for well-qualified applicants), and your first month’s rent. All move-in funds must be paid before keys are released.

Exact amounts vary by unit and applicant qualifications. Your leasing agent will provide a written, itemized breakdown of every charge before you sign — there are no surprise fees at the lease table.

Do you require a co-signer or guarantor?

Applicants who don’t fully meet our income or credit thresholds — a common situation for first-time renters and full-time students — can typically qualify with a qualified co-signer (also called a guarantor).

Co-signers complete their own application and generally need to demonstrate income of 3x the monthly rent. This is a very common path for UCM students renting with us, and our leasing team is happy to walk parents and guardians through the process step by step.

Are pets allowed?

Yes — both Main Street Apartments and Mid-Town Apartments are pet-friendly communities. We welcome cats and dogs subject to a signed pet agreement, a non-refundable pet fee, and a small monthly pet rent per pet at $35.

Breed and weight restrictions apply – no aggressive breeds; weight limit of 80 lbs. Service animals and emotional-support animals are accommodated in accordance with fair-housing law and are not subject to pet fees or breed/weight restrictions.

Is parking available, and is there an extra charge?

Yes. Both properties offer on-site parking for residents at no additional charge. Spaces are generally easy to find, and guest parking is available throughout the community.

We do offer assigned/reserved parking at each respective property. If you have specific accessibility needs, let us know during your application — we’ll do our best to accommodate.

What amenities come with my apartment?

Standard apartment features include a full kitchen with refrigerator, stove/oven, and dishwasher; central heating and air conditioning; ample closet space; and energy-efficient windows. Select floor plans also include in-unit washer/dryer or washer/dryer hookups.

Community-level amenities and exact in-unit features vary by floor plan and building. Your leasing agent can walk you through what’s included in any specific unit you’re considering.

Can I have roommates, and do you offer roommate matching?

Yes, our multi-bedroom floor plans are designed with roommates in mind, and we work with plenty of UCM students who lease together each year. Each roommate completes their own application and is named on the lease.

We don’t operate a formal roommate-matching service, but our leasing team is happy to share guidance and resources if you’re looking for a roommate. Many of our residents find roommates through UCM groups, social media, or word of mouth before applying.

How do I submit a maintenance request?

Routine maintenance requests can be submitted 24/7 through our online resident portal, by phone during business hours, or in person at the leasing office. We aim to address non-emergency requests within 1–2 business days.

For emergency maintenance — no heat in winter, major water leaks, electrical hazards, lockouts — call our emergency maintenance line at any hour. A technician will be dispatched as quickly as possible.

How do I pay rent?

The easiest way is through our online resident portal, which accepts ACH bank transfers (typically free) and credit or debit cards (small processing fee). Most residents set up autopay so they never have to think about it.

Rent is due on the 1st of each month, with a short grace period before late fees apply – 5 day grace period with a $50 late fee on the 6th, and $10 per day thereafter.

What is your smoking and guest policy?

Both properties are smoke-free inside all apartments, hallways, and common areas. Designated outdoor smoking areas are available. This includes cigarettes, cigars, vapes, and any other smoking products.

Guests are always welcome. Overnight stays longer than 7 to 14 consecutive days require notification of management, and extended stays may require the guest to be added to the lease. The goal is simply to make sure everyone living in the unit is on the lease, has been screened, and is covered by our policies.

How do I schedule a tour?

Tours are the best way to choose the right apartment for you, and we strongly recommend one before applying. You can book a tour by calling the leasing office, emailing us, or scheduling online through our website.

We offer in-person guided tours during office hours and can usually accommodate evening or weekend appointments by request. If you’re moving from out of town, ask about a video tour — we’re happy to walk you through a unit live.
